Modular Homes

Lets start with the obvious question for newbies – What exactly is a Modular Home ?

Modular Homes is a term given to a type of construction where  multiple  prefabricated sections or “modules” are manufactured at a location that is separate to the actual home site, when ready these sections are then delivered to the intended site for “assembly” into a house.

This contrasts with the traditional ‘stick-built’ method of house construction that involves transporting all of the required raw materials to the building site and then well “building” the house on site. This process involves a lot of “micro movement ” creating hidden transportation costs, a higher volume wasted materials, as well as exposing the construction materials to the elements during the building process

So in the real world the modular method of building homes has several benefits:

1, Faster Construction with Modular Homes

Modular homes can be constructed and assmebled at your house site in as little as 3 – 4 months, this compares to an average of 8 -10 months for tradiontional stick built construction.

One of the reasons for this is the modular home is constructed indoors, inside a factory so there are never any delays for inclement weather and work can progress in parallel paths instead of sequentially as you would on a traditional home.

This vastly improved construction time line is one of the major factors contributing to benefit 2.

2, It costs less to build Modular

This is usually the first reasons that people consider building a modular home. According to the National Building Cost Manual you can save up to $70,000 on a 2,000 sqft home by building using a modular method than when compared to traditional stick built homes.

When you combine that with a $400 a monthly mortagage savings that’s nearly $150,000 over the life of the loan.

3, Modular Homes are Stronger Homes

It might be logical to assume that because Modular Homes costs significantly less that they are of a lower quality build. However Modular homes are actually designed to withstand the stress and strains of transportation and positioning the modules on site and as such they can often be stronger than traditional construction.

4, Modular Homes are inherently Environmentally Friendly

Very often people that are looking into purchasing a modular home are pleasantly surprised by the fact that Modular homes can be more “green” than traditional homes due to several factors including less on site waste, and higher levels of insulation used in the assembly of the components.
