Hive Modular Homes designs several product lines of modern modular homes in sizes ranging from small, through medium and large.
Hive Modular Homes was founded by architects Marc Asmus, Bryan Meyer and Paul Stankey in 2004.
Hive Homes use a modular construction system, which provides a high level of quality control, minimizes exposure of building materials to the elements, and shortens construction time.
Hive has currently developed two product lines that include a small, medium and large version of the basic model, any of which can be ordered with a flat or pitched roof, with clean modern or traditional siding and windows and with or without an attached garage.
Hive has taken the time to learn the modular construction industry so that we can provide a high level of design while maintaining low prices for designs that can actually be built. Our background in high-design residential architecture has taught us to respond to client’s needs for beautiful and efficient plans with features we know people want. All Hive homes feature distinctive and original design as standard. Our on-staff architects can work with you to further customize your project for an additional fee. HIVE architects are also available to work with you to produce a completely custom, one-off design, based on our modular system for a standard architectural fee, usually 15% of construction costs.

Hive Modular Home Styles
Hive Modular B-Line
The B-Line is named for it’s mostly “Bar” shape. The basic B-Line house is a simple bar shape. Larger and multi-story B-line houses are still recognizable as a bar shape but include one or more “saddlebags” added to the main bar body.
The purpose of the B-line home is to keep form simple and elegant to provide maximum value and interest while controlling cost and size. The B-Line homes provide gracious living for those who believe less can be more.
Hive Modular C-Line
The C-Line is conceived of as being based on a Cube in plan or elevation. To this cube-like building block, saddlebags are added for function and space. The C-Line homes allow for ultimate plan flexibility and generous spaces.
The purpose of the C-line is to provide a less linear design that lends itself well to larger room sizes, house sizes, and bigger lots. The boxier shape of the C-Line can be useful where it is more advantageous to respond to a neighborhood context with this type of massing. Both the modern and traditional versions of the C-Line are classic profiles that will never go out of style and will look great anywhere.
Hive Modular S-Line
The S-Line is a line of small homes under 1000 sq. ft. that maintain the same high quality design and materials as other Hive homes – but in a compact package. Open living spaces help to create the feeling of large living in these small homes and are just one of the many standard Hive design features found within the S-Line.
Hive Modular A-Line
The A-Line The A-Line is a series of one-story, single module, homes under 1000 sq.ft. The A-Line homes are efficient in size but big on style with open living spaces and large window groupings. The benefit of the A-Line is that each home is delivered in a single, complete, all-in-one package. The A-Line has been designed for the allowable shipping dimensions in Canada, however they can be modified to ship within the US.
Hive Modular X-Line
The X-Line is a customized and experimental line of houses that will grow over time with the addition of specialized client designs and unique Hive conceptual creations. The X-line offers ultimate design flexibility, allowing for a home of almost any shape, size or style. The purpose of the X-Line is to provide a distinctive home design that reflects the uniqueness of the client’s personality and site location. Our custom designs include all of the standard Hive home features and spatial qualities.
Unique features and qualities specific to your wishes are limited only by your imagination and budget. If your custom project is on a tight budget, we can still help. Our vast experience with residential architecture and the beauty and simplicity of the modular system allow us to be very efficient and effective with our design time, which shortens design time and helps to keep custom design fees low.
Hive Modular M-Line
The M-Line is a series of multi-family units that maintain the same high quality design and materials as all other Hive homes. Through modular’s versatility of stacking, shifting and repetition, the M-Line houses demonstrate how this type of construction is ideally suited to multi-family projects. Encompassing a broad look at multi-family housing, the M-Line presents modern design solutions in forms as varied as row houses stacked for single-level living and live/work storefronts. Simple façade changes to the M-Line can allow for the creation of a unique design while keeping costs minimal.
